Neighborhood Profile: Beacon Heights

“Beacon Heights is one of the city’s oldest neighbourhoods, with earliest development dating back to 1910. It was formerly part of the coal mining town of Beverly, until Beverly grew to a population of nearly 10,000 and amalgamated with the City of Edmonton in 1961. This community is a hidden gem for outdoors enthusiasts, with its close proximity to the North Saskatchewan river valley and to the many programs and amenities offered at Rundle Park. For families, The Beacon Heights Community League offers year-round family-friendly programs while also operating Jubilee Park – which houses the community centre, a playground, skating rink, and a spray park. An interesting tidbit is that Jubilee Park is actually the exact site of the former coal mine entrance! Beacon Heights offers plenty of transit and shopping nearby, as well as quick access to the Yellowhead and Anthony Henday for stress-free commuting to other areas of the city. Best of all, Beacon Heights offers some of the lowest prices in the city for a single family dwelling! ” – Amy Stewart, Associate/REALTOR, Schmidt Realty Group Inc.

There were 67 properties sold between Nov 1, 2024 and Oct 31, 2025 in the Beacon Heights neighborhood, ranging from $55,000 for a 608 sq ft one bedroom apartment condo, to $570,000 for a 1,600 sq ft 2-Storey infill home. The median selling price for a home in the neighborhood during the same time period was $320,000, which represents a 1,100 sq ft 1950s bungalow.
