With a north central location, it allows for easy access to all the northside, downtown and the Yellowhead Trail. Balwin has well-developed schools and park facilities as well as an established community league. The median selling price for homes in Balwin during the same time period was $250,000 which represents a 1,700 sq ft, 1.5 storey bungalow built in 1948.
