“Grovenor, originally named Westgrove, is a lovely community located west of the downtown Edmonton. The boundaries are 142 street on the east, 149 street on the west, north to 107 Ave. and south to McKinnon Ravine. This community is home to 2362 people, 1082 dwellings covering 2567 square kms. Almost 20% of the homes in Grovenor were built before the end of the second world war and most residential construction was complete by the late 1980’s. Today Grovenor is made up of mostly single family dwellings, multi-family dwellings, infill and commercial development, the most recent being West Block. A proposed LRT system is planned to develop through the center of this community making it a very desirable neighbourhood, commuting to either downtown or the west end. You’ll find a diverse population; the majority of people are between 25-64 years and there is almost an equal number of males and females that live here. This community includes a variety of religious denominations, ethnic backgrounds, languages, families and household incomes. There were 65 homes sold between Oct 1, 2021 and Sep 30, 2022 in the Grovenor area, ranging from a low of $250,000 for a 775 sq ft lowrise apartment to a high of $1,150,000 for a 3,500 sq ft 2 storey with a walkout basement. The median selling price for homes in the Grovenor area during the same time period was $400,000 which represents an 1,000 sq ft bungalow built in 1955.
