Neighborhood Profile: Westmount

Westmount is an older neighbourhood located northwest of downtown Edmonton. Westmount is located east of Groat Road and west of the old CN rail line that used to run north from downtown. The northern portion of the neighbourhood stops ar 111 avenue and it goes all the way south to the river valley with a little bite taken out using 104 street and 124 street as boundaries.

Houses located in south Westmount are sitting in very valuable land because of their proximity to downtown and the river valley. Westmount is also home to the High Street shopping area and well estabilished shopping along 124th street, which stretches the entire length of the neighbourhood. In the past few years, 124 street has become a draw for niche shops and services within reasonable walking distance of homes in Westmount and Oliver.

Mature trees, and large boulevards make Westmount a spacious looking and attractive neightbourhood in all seasons.

 

There were 111 homes sold between February 1, 2019 and January 31, 2020 in Westmount, ranging from a low of $86,000 for a 710 sq ft one bedroom apartment style condo to a high of $1,550,000 for a 3,500 sq ft 2-Storey infill backing onto a ravine. The median sold price for homes in Westmount during the same time period was $450,000 which represents a 1914 2-storey, 3 bedroom home.
