Neighborhood Profile: Twin Brooks

Twin Brooks is one of Edmonton’s most established and scenic communities; this is where the Whitemud Creek and Blackmud Creek meet. Rich with natural green space and walking trails, the area is close to the major arteries of 111th Street and The Anthony Henday, as well as the Century Park LRT station. It’s also just minutes from the shops, services and amenities on 23rd Avenue and a short drive from Southgate Shopping Centre.

The Twin Brooks area was annexed to the City of Edmonton in 1980. Twin Brooks is a triangular neighbourhood nestled between the Blackmud and Whitemud Creek Ravines, and it is located directly north of the Anthony Henday ring road. Access to these two ravines provides residents with excellent natural outdoor amenity space and represents a defining feature of the neighbourhood. The centre of the neighbourhood also features a stormwater management lake and small park, around which single-detached homes were built. A gas line right-of-way, running east–west across the southern part of the neighbourhood, has been landscaped to provide a linear corridor for residents.

There were 69 homes sold between Jun 1, 2018 and May 31, 2019 in Twin Brooks, ranging from a low of $160,000 for a lowrise apartment to a high of $1,300,000 for a custom built 3,300 sq ft 2-storey with walkout basement. The median sold price for homes in Twin Brooks during the same time period was $445,000 which represents an 1,800 sq ft 2-storey with finished basement.
